The author actually described the valuation of a bank CD as simply dividing the cash flow by the interest rate - a perpetuity valuation! But one does not receive the CD cash flow for eternity. A CD is a single cash flow that requires a simple time-value discounting.This teaching is akin to describing how the planets orbit the sun based on the theory of electromagnetics, or how a hybrid car runs so efficiently because a little gnome is in the engine turning a handcrank! A complete lack of conceptual understanding.The author also goes on to define "single-family housing" as having 4 or fewer units and "multi-family housing" as having 5 or more units - a definition that is cumbersome at best and downright knuckleheaded at worst. This distinction is important, but it is the distinction between residential (single, duplex, triplex, or quadraplex) housing and commercial (multifamily) housing.Other organization of the book is just poor. For example, in discussing useful financial ratio, the author introduces ratios using the net operating income (NOI) before actually defining the NOI a few pages later. (I won't get into the fact that NOI is introduced as another "ratio", although it's not; it's a dollar value off of the income sheet.)

Like other reviewers have said, the financial ratios offered by the author of this book are either extremely complex, and require a fair amount of research and head-scratching to figure out (and then are merely applicable in only a small number of instances), or are so simple they're almost useless.That being said, if you keep at it, I did find a lot of information in this book to be extremely helpful. The reliance on spreadsheets actually forced to me start some database management of my own, and the results have been great.There may be better books out there, and there certainly are simpler ones, but for the money, I'd say this is at least worth a read for novice investors.

This is a great book, and well worth purchasing if you want to learn about finances for investment properties. It is not all that it could be, but don't let that stop you from using it to get started. All that having been said, here are the things that I had to be careful about: 1) Ten performance measurements and ratios are presented in chapter 6, and they represent the heart of the book. There is little overview of which ones are most importance or how to use or weigh conflicting or offsetting results. 2) The book is heavily centered on spreadsheets, which the author offers to sell to you. Others have criticized the spreadsheets for being locked. I used the book to recreate my own version of the spreadsheets, and the extensive explanations in the book helped, mostly, to make sure that I got the underlying formulas correct. What I noticed, however, is that the book sorely needed a financially sophisticated editor. For example, the spreadsheet on page 193 has an entry for "Expense/Foot." In fact, this entry is none other than the OER - Operating Expense Ratio - that was developed in Chapter 6. Why go to all the trouble to create and define ratios, if you aren't then going to use them. Other parts of the spreadsheets were equally problematic. For example, the Net CF's - presumably "cash flow" - for a 3 year exit only had the receipts for years 1 and 2, and not for year 3. Lastly, the book has nothing to say about (a) maintaining and growing a real estate portfolio of multiple properties as opposed to a single property, or (b) evaluating the relatively new 1031 multiple tenants in common investments that some long time owners are trading into in order to stop being a full time property manager as well as an investor.

This book did a terrific Job providing clarity to concepts that the chemistry and Physics books failed to achieve. For example, the book does an excellent job explaining molecular orbital theory and breaking down orbital quantization of energy into its principle constituents including magnetic quantum number when my other books fell short. The book also does an excellent job explaining how impurities and p and n doped crystals affect electrical properties of crystals on at a well laid out mathematical level. Book does an excellent job bridging the gap between experimental values obtained by well established experimental methods and those values obtained from mathematical models derived from empirical results. As these mathematical models often are associated with assumptions that if violated have a mathematical consequence that the books successfully explains. The book falls short in that the chapters are not as integrating as they could have been and does not have an optimal flow of topics throughout the chapter.

This book is very insightful. Very good descriptions of the topics covered. Easy and fun to read; highly recommend.

This book is comprehensive in terms of material covered. However, as a physics graduate student, I find it somewhat frustrating that details are often left out of derivations as if the author assumes the reader is not interested. I guess that's why the engineering student reviewers seem to like the book!There are a couple of systematic problems with this book that I think physics and engineering students would both agree on. First, the wording is frequently imprecise or redundant, leading the careful reader to wonder if he is missing something. For example, "the product _np_ is a temperature-dependent constant." If it depends on temperature, it's not a constant, is it? You can figure out what the author means by the statement, but must read between the lines to do so. This kind of verbal imprecision is distracting and unfortunately ubiquitous throughout the text. The result is that passages must be reread multiple times.The second problem is that the so-called Examples routinely introduce new concepts. To me, an example should illustrate a previously introduced concept rather than introduce a new one. Maybe I'm being petty, but I find this quirk annoying.All in all, this book is a valuable resource, but not elegant.

This book is pretty easy to follow...It presents the information in a concise way and provides decent example problems...the only set back is that there are no answers or solutions at the back of the book, making it hard to check your work to see if you're doing the problems correctly

I found this book fascinating, because of the detailed descriptions of places and Mongolian culture. I visited some of the same areas of Mongolia in 1994 and so for me it was a especialy illuminating to read the history both current and ancient. I would love to meet the author and share some marmot cooked with hot rocks on the banks of the Kerlin river, with the wild horses and thousand flowers. I still dream about that place and my Mongolian friends, I can still hear them singing as twilight falls over the mountains Genghis Khan loved.

This is a wonderful book that reminds you of when travel was an adventure before globalization made it a packaged commodity. Anyone who loves the romance of travel and can get their hands on a copy should jump on it. The country and people are among the most interesting I have read about, the writer is a real person that takes you with him in a book that seems like what a friend would write back to you. This is a story that includes such things as writing to a Russian cartographer asking where on the map he thinks the true origin of one of the Asia's longest rivers is, meeting a forest ranger in a remote land who had always wanted to find it for himself and setting out through hundreds of miles untracked wilderness to get there. The Mongolian people are unique and you will find no references to a McDonald's. Their country is still theirs. This is a gem of a book.

I found this book to be very will written, interesting and highly informative. It covers Northern Mongolia very well, and in concert with "Gobi", which I just completed, gives a great profile of all except the Kazakh part of Mongolia in the West of the country. The only downside of this book is that it contains many, many errors in English which suggest that it may have been edited by a non-native speaker. The wrong suffixes are selected for many words, etc. There was also nothing about the author, who seems a very interesting personality. I recommend it for anyone interested in either adventure travel or background on the history, religion and geography of Mongolia.

This book presents a fascinating view of Mongolia, written by an American who has seen and done much more than the typical American tourist. I would agree with others who commented about the strange combination of a highly literate author and a non-native English-speaking editor. This didn't detract from the book at all for me; it merely deepened my curiosity about Don Croner. Who is he? Why would an author who took pains to design the Book and cover, painstakingly draw the book maps, and even select the book's typography- (for heaven's sake!)- allow the most basic grammatical errors to creep into the manuscript?Most good travel writers, like Paul Theroux for example, bounce the stories of their journeys off of personal revelations. This invigorates their travelogue and allows readers to identify with them as they travel. "Hmmmm," we say, turning the page, "I too would have found that funny, or alarming, or interesting, because I have parents who were hippies in the 60s, or because I once lived next to a Chinese gardener." But although Don Croner's narrative is chock-full of thick description, it contains maddeningly few personal glimpses. We find ourselves reading passages of intelligent observation or wry humor without any knowledge of the writer.Croner's reticence about himself merely feeds his readers' eagerness to gather together what few facts we can find on him: He's a self-described American of European descent, tall, thin, speaks Russian fluently, and identifies with the American National identity but not at all with American mass culture (although he's very knowledgeable about mass culture). He's a voracious reader, and tends toward history books, but will probably devour anything in English that crosses his path. Like any experienced traveller, he will eat anything, sleep anywhere, and showers when he can- hot, cold or no water. He has a technical background and holds down a favored job- some type of employment with access to sufficient official connections to secure all those visas he needs for moving about a part of the world still notorious for difficulty in procuring travel docs. He either grew up abroad or is an ex-runner who blew out his knees when he was younger, because Americans simply do not walk for enjoyment as much as he does. His editor has learned english from a book or institute of British english, not American english, and displays "spell-check literacy"- that is, has run a computer spell check over the manuscript so that there aren't any glaring spelling errors. What errors there are result from incorrect word endings and grammar errors- stuff that would make it through a spell check.At any rate, Croner's contribution is his description of places rarely seen, his speculations on the movement of historic personages, and his curiosity about native-held beliefs. With regard to this last point, he queries the locals incessantly in order to differentiate folklore from faith, to separate romantic legend from divine action. An interesting read from several perspectives.

I was very surprised to find this book about my wonderful country Mongolia, and I am very proud that a foreign person would take such interest in my country Even when a child I heard about the famous mountain Burkhan Khaldun, but I have never gone there. Now Don Croner goes to this mountain! I have visited the museum of our Bodg Khan, but I did not know the story of Zanabazar. Now I read about it in this book by a foreigner! And my mother's mother was born in Zavkhan aimag, near Uliastai town, which is in the book. For me, this is a very interesting book. Please, if you want to know something interesting about my country read this book.

Bethany writes in a very conversational tone and shares many engaging anecdotes about her personal experiences as a learner, a teacher, a mom, a friend, and a blogger to back up her points.The book is broken into ten chapters, with each one covering using technology to engage, explore, create, communicate, think critically, assess, reflect, motivate, design lessons, and connect. I learned something new from each chapter and wish I had read this when I didn't have just five days left in school, so I could implement them this year.I loved that the book was not based entirely on the tech tools, but more on applications of each tool. New ideas that I had never considered before were presented in each chapter. A ton of stickies now adorn my copy with things I'd like to try in my own classroom.While the focal point of the book is the "why/how" to use different tools, the "what" tool to use is also addressed. I consider myself pretty in the know about educational technology, but there were about six tools I had never heard of or knew what they did. The 35 tools are helpfully categorized in the "Tech Tools Index" at the back of the book, which made it easy to count up how many I need to learn about soon, but even more nuggets of wisdom are sprinkled throughout the book, making the grand total much higher. Luckily, blank notes pages are included at the end of each chapter to keep it all organized.A common fear about print books about technology is that they will be outdated within a year or two. Bethany has helpfully included QR codes (which she shares a number of educational uses for throughout the book) to blog posts she has written about the subject. In my interactions with Bethany, I know she is on the ball when it comes to educational technology, and these blogs will be updated as current technology is refined and new, better tools are developed. I am a math tutor. I look for books that have pages with fun and engaging problems that are for the STUDENTS not for the TEACHER. I've ordered several books where I can't see what's inside and what I find when I read them is that there is a lot of written out explanations and/or the problems are jammed unattractively onto the page without a lot of space so that I have to re-copy the the problems that I like for my students. This book, on the other hand, is page after page of problems that are visually engaging and stimulate algebraic thinking. Every single page of this book is ready to go. And my students love these problems. I am looking for level 2 and beyond. I hope the publisher makes more versions of level 1 as well.

As a private tutoring company owner I always look for materials to accelerate my students of all strengths. This book, just like the other two I bought from the series, also written by Darin Bigie, Math Analogies Level 3 (Grades 6-7) and Mathematical Reasoning Middle School Supplement (Revised), present refreshing math challenges that are unique and thought provoking. I found that the patterns cover all topics of math though preAlgebra in clever and fun formats. These books are must-haves if you are a math teacher or a tutor.

I love this company and this book is one of their best (in my opinion, of course!) Seeing patterns and understanding mathematical relationships is a large part of what makes for great math skills. This book will make your kids (and you!) put on your thinking cap. At the same time, the exercises are fun - I never hear any complaints when I pull this book out for the kids to work on. I think the pages have a nice number of problems without being overwhelming. My 8 and 9 year olds have been working through it - the 8 year olds require extra hints, sometimes, but my 9 year old does well on his own. The problems in the book cycle through five different "types" of problems and get progressively more difficult throughout the book. The equality explorers were our favorites and we purchased the Critical Thinking Co's Balance Benders book to get more of them! The book is pricier than someone workbooks but it will probably take some time and thought to get through - so it's a good value for the cost.

This book was purchased for upcoming sixth grade students. Each activity will be used sometime throughout the school year as a brain game to begin each school day. It provides a great variety of challenges for students, which could easily be used for more than one school year as well.

Our 11-year old son enjoyed this math workbook immensely and was proud to have recently finished it after completing a page per day for fun. The problems are interesting. He cannot wait for the next book!

very disappointed that printed on both sides which means need to be copied and one side ruined. People who made this don't know color because the markers bleed through. I use several pages of blank paper behind each picture, cut them out and color on a flat surface with paper beneath, this one book is pretty useless.

I love the designs in this book, but unfortunately the pages are thin. They would not withstand marker. They would probably not be archival. There would be bleed through if you used even the lightest of inks, and added gesso on top of it (yes it's a thing). However the art itself is beautiful. The mandalas are gorgeous and unique. Unlike so many other mandala based books out there this has some really original art. I hope the author and artist can get this book republished on perforated one sided multi media paper. I scanned the design so I could color some of them on nice card stock. However, I wish I didn't have to do that. If it was any other book I probably wouldn't have bothered.

This was the first adult coloring book I bought so I did not know about designs printed on both side of the page. I love most of the designs but had to pick which ones I wanted to color as it is impossible to do both if you use markers as they go right through the page and mess up the design there. so you only get half the amount of images to color.I was not luckier with pencils as they ruin the underside design too, maybe I press too hard and you will be OK. Some people copy the designs but I did not like the feel of my copy paper when I colored on it. Creative Haven is my go to choice now as they only print on one side. I have given this book 4 stars for the art, not for the finished bookI did NOT get this book for free nor for a discount so you get my unbiased opinion.

As lovely as many of these images are, this book has some serious issues that cannot be ignored. Firstly, and most importantly, the pages are printed double sided. This limits the medium one can use on this book to dry only- no markers, no paints, etc. You are essentially limited to just pencils, which might not be such a big issue if... The second issue: The pages are VERY thin. Even with gentle shading motions, shredding a point of a page is so easy, it detracts from the enjoyment of the coloring. Lastly, The pages are not scored for easy removal from the book, making it even harder to work on a single image. With all of the other issues, this is not a book I would buy for someone else or recommend.

Original Review:The mandalas in this book are very beautiful and the designs are so intericate they remind me of works of art you see in a museum. I like to use color pencils so the double page design doesn't detract from the book for me at least. I liked that there were a few examples of what finished mandalas look like. As someone who is still fairly new to mandalas.Edit typo.Update for Dec 2017Since buying this Mandala book in February of 2014 (and leaving review that I thought was for Amazon and the author. Not actually published on site.)I have gone on to re-purchase this book several more times for gift giving. After developing a preference for gel pens in adult coloring. I returned to purchase two copies of this book to remove the pages since this book has a double page design. Although that's fine when using color pencils, it actually isn't a great design feature for anyone who enjoys using a wet media for coloring. Especially if there are designs you wish to keep after your finishedWhile I'm now of the opinion that this book would benefit from a single-sided book format. For colorist versatility. It still a 5* book in my estimation based upon how I've witnessed others receive it as well as my first impression of the book. I would highly recommend this book to others.

Being and avid colorist that started this past summer, and I fell into hook line and sinker; I have collected a variety of coloring books, different types of mediums (pencils, pens, markers) ways to keep them all organized. I am learning my style, new techniques and what I enjoy coloring; which at the moment is pretty much most anything, although some of the finer detail areas have to wait for days my wrists or eyes aren't bothering me; and having a magnifying glass also helps too. There is such a wide variety of coloring books out there for adults; if you are looking for something to help de-stress, to help cope maybe with different medical issues you maybe facing or whatever, don't be afraid, just jump on it there and give it a shot; I am sure you will find something that will suit your fancy and they even have coloring books for men too. A lot of these artists have GREAT talent, and it surely shows when you flip through these pages. So, what are you waiting for? Pick up a coloring pencil, kick up your feet, sit back and relax and color yourself a great picture!!!
